How It Works
Marula Landlord OS uses the Model Context Protocol (MCP) — an open standard for connecting AI agents to external data sources. You create an API token, add it to your AI agent’s settings, and the agent discovers your available tools automatically. No scripting. No API documentation to read. Just connect and ask.
What You Can Ask
Once connected, your AI agent has access to your entire portfolio:
- Properties & units — list, search, create, update
- Tenants — contact info, balances, payment history
- Leases — terms, status, rent charges
- Financials — income statements, cash flow, accounts receivable
- Maintenance — open requests, status updates, comments
- Messages — read and send tenant messages
- Calendar — upcoming events, lease dates, deadlines
- Workflows — active automations, step completion
Ask in plain language. The agent figures out which tool to call.
Read vs. Write Access
On the Free plan, your AI agent can read all your data — view properties, check balances, list leases, pull financial reports.
On the Starter plan and above, it can also create and modify records — add tenants, finalize leases, send messages, update maintenance requests. This is useful for hands-off portfolio management where you tell your agent what to do and it does it.
Advanced tools for workflows, financial reporting, and automation are coming soon for Pro and Business plans.
Setup in Under 2 Minutes
- Go to Settings → API Tokens in your portal
- Create a token and copy it
- Add the MCP server URL to your AI agent’s configuration
- Done — start asking questions
Each token is scoped to your account only. Revoke it instantly if you ever need to.
